Project Description
Using a smart environmentally-sustainable design, we envision the Westside Market Hall as a place where singular vendors can come together under one roof to sell high quality products. The idea is to target local vendors that are best in their category. This may include a top echelon purveyor of artisanal cheeses and charcuterie, a bakery, and various vendors selling locally and sustainably grown produce. In addition, select purveyors of diverse and international product lines will complement the local farmers and artisans. These outstanding tenants will be situated on either side of a central corridor within a high-ceilinged market hall flooded with sunlight from the street-facing windows. We will construct and maintain an attractive courtyard and plaza area for casual dining and community events. These will serve as great amenities for the built-in audience occupying the offices and residential units within the project, as well as its regular visiting customers. In addition, we will provide public restrooms. We are planning to be in line with LEEDS certification for green building design and use of natural materials which will complement the sustainable and farm fresh qualities of our tenants.

Various size spaces are available for rent or purchase (as individual condominium units). Market Hall spaces range from 450 SF to 1,100 SF, with 4,000 SF anchor tenants at each end of the Market Halls. In addition, included are two 2,000 SF units at the Washington/Centinela corner. In total, the project will contain 60,000 SF of commercial space, half of which will be 2nd floor office space above the ground level retail. Parking at a ratio of 1 parking space for 250 SF of commercial space will be provided in the courtyard surface parking lot and in one level of underground parking.

We will break ground on Westside Market Hall in early 2009 and complete the project in 2010. By that time, the thousands of new residential units that are currently under construction in neighboring Playa Vista and Marina del Rey, will be completed and occupied. In the immediate neighborhoods of Mar Vista and Culver City, there has already been explosive growth in real estate values and an increasingly upscale and sophisticated demographic which currently is not being served. According to statistics from the City of Culver City, 30,000 cars pass the site on Washington Boulevard, either on the way to Costco (one mile west), the 405 freeway (one mile east), and the Sony Studios/Downtown Culver City area (two miles to the east). Furthermore, 35,000 cars per day pass the site on Centinela Avenue on the way to or from the 90 freeway (one mile south) and the 10 freeway (two miles to the north). Within 3 miles of the subject site we pick up the Santa Monica and West LA trade areas representing a total population of 273,000 with an $87,000 average household income.
